Resolving planning and listed building enforcement issues following the financial crisis

Results

Through 2010 – 2012, the hotel operations at a country house hotel were suffering on multiple fronts. With plans to develop large parts of the site put on hold following the financial crisis, the site was hit with lower demand for beds and wedding facilities, along with the increasing costs of dealing with planning enforcement issues. 

In 2012, the long-term operator left, and a specialist recovery team was put in place on behalf of a multinational bank. Following a review of the property and business operations by the recovery team, we were asked to manage a number of development and property issues.

In conjunction with the operations manager, bank, and local hotel management, we worked collectively to remove critical planning, building regulation and construction issues which were left outstanding by the previous operator. Having completed the de-risking exercise, we then supported the team towards the practical completion of a part-finished hotel wing, which substantially boosted the marketability and capacity of the property.
